Today, we're going to talk about how you can determine the current market value of your home. Whether you're planning to sell or just curious, knowing your home's value is essential. Let's explore.

Before we dive into methods, let's explore the key factors that influence your home's value:

Location, Location, Location Location is paramount in Real Estate valuation. Highly desirable neighborhoods with good schools, amenities, transit facilities, recreational facilities, school ratings, access to airports, parks and trails, lower property tax rates, great access to highways and low crime rates typically command higher prices.

Size & Functionality:

The square footage above grade of a home, number of bedrooms and bathrooms, and overall layout all play a key role. Functional layouts with ample living space are more attractive to buyers.

Current Condition & Upgrades:

The overall condition of your home, including recent renovations and updates, can significantly impact its value. Say a property has a legally finished basement with separate entrance, this home will have a higher value than a similar home in the neighbourhood with a regular recreational basement space. A home which has all updated newer windows, with recently replaced flooring all over, interlocking work in front & back will certainly command a higher price than a comparable with lesser updates.

Is it a seller's market or a buyer's market? Understanding the current market trends in the area is essential. This plays a great role in the pitching of the property in the market and which strategy to use.

Lets now move to the various valuation methods. First and foremost, let's talk about Comparative Market Analysis, or CMA. This is one of the most effective methods to estimate your home's value. A CMA involves comparing your property to similar specification and similar aged homes that have recently sold in your area. Real estate professionals like myself use this data to provide an accurate estimate. The key factors we consider include location, lot size, square footage, age, current condition, basement status, landscaping features and any other unique features your home might have.

For instance, you have a freehold townhome and multiple townhomes have sold in your neighbourhood in the last 2-months and are going in the range $620k-$640k, however, all comparables had an unfinished basement. The subject has a finished recreation basement, and has a brand new kitchen with island, these two features will increase the fair value of the subject and will accordingly be marketed for the sale.

Next up, we have Online Valuation Tools. These tools use algorithms to give you a ballpark figure based on public data. While they're convenient and can give you a rough estimate, they're not always accurate. They don't account for specific upgrades or the unique charm of your home. It's always a good idea to cross-check with a professional appraiser. Generally the comparable selected by the automatic valuation tools are over an extended period, if the market has become slower or faster in the due time, the extended period would not provide the right comparable. The biggest flaw in online valuation is that it doesn't regard the updates or deficiencies in the subject, so it has potential to go wrong either way. From the online tools available, one of the trusted resource could be from MPAC (Municipal Property Assessment Corporation). MPAC as an organization delivers assessment values for property tax purposes for over 5 million plus properties here in Ontario.

Another reliable method is Professional Appraisal. An appraiser will visit your home, conduct a thorough inspection, and provide a detailed report. This is often required by lenders when you're refinancing or getting a mortgage. While it comes with a cost, an appraisal is one of the most accurate ways to determine your home's value. They are trained and certified professionals to determine the fair value of a property as-of certain date.

if a home similar to yours sold for $500,000 last month, that's a good starting point. But if your home has a new kitchen or an extra bathroom, your value might be higher. The appraiser will look at everything from the updates present in the home, condition of your roof to the quality of your landscaping. Any updates done to the baths, floors, kitchen etc. This comprehensive approach ensures that every detail is taken into account.
